Looking To Move And Wondering If You Should Buy First Or Sell First?

Your family is growing and you need a home that can grow with you. So, as you start thinking about your impending move, you’re left with the lingering question “should I buy first or sell first?”

“While there is no ‘right’ answer, it’s important to know the potential pros and cons of both options,” says RECO Registrar Joseph Richer. “Regardless of whether you buy first or sell first, it’s a good idea to have a contingency plan in case your closing dates don’t align, leaving you with two homes, or no home,  for a period of time.”

Speaking with your registered real estate professional before starting the buying or selling process can help you decide which route is better suited to your family’s needs.

Buy first

Buying first can make the house hunting experience more enjoyable. Without a closing date looming on your existing home, you’ll have time to wait until the right home comes up for sale. It can also be less stressful knowing that if your offer is unsuccessful, you can wait for the next opportunity to come up.

The downside to buying first is if you are unable to sell your home fast enough, you will find yourself owning two homes at once. The result could mean paying two mortgages at the same time, not to mention all the other costs of home ownership. Additionally, you may have trouble securing a mortgage for the new home.

As a buyer with an existing home to sell, you can protect yourself by making your offer conditional on the sale of your current home. That means if you’re unable to sell within a specified period of time, you’re able to back out of the transaction. However, it’s worth pointing out that this condition will likely make your offer less attractive to the seller, especially if you’re buying in an area with a hot market.

Sell first

The biggest benefit of selling first, aside from removing the risk of owning two homes at once, is you’ll know how much money the sale brought in, which will help determine how much you can afford to pay for the next place.

As helpful as that is to know, the challenge is that you’ll find yourself in a race against the clock, with your closing date looming and potentially no home to move into when you move out of your current one. If you’re not careful, you may end up rushing the buying process and settling for a home that isn’t ideal for you, or paying more than you planned because you feel pressured.

Have a contingency plan

Regardless of which route you choose, it’s a smart idea to have a back-up plan in place in case you are left with two homes, or no home, for a period of time.

If the sale of your home closes first, you might consider a short-term rental or moving in with family or friends. This could be better than settling for a less-than-ideal home because you are rushed.

If the purchase of your new home closes first, you might need something called “bridge financing” to cover the down payment and other closing costs until the sale of your current home closes.

“No matter which option you choose, it’s important to remember that a registered real estate professional is knowledgeable about market conditions and will offer advice and solutions to guide you through the process,” says Richer. “They will be able to discuss various scenarios to make sure you have realistic expectations about what may happen and help you come up with a plan that works for you and your growing family.”

It’s the week before school starts! I can’t believe it. Where did the time go? Are you all set to send your kids back to school, or still doing last minute running around? I think I’m pretty much all set. I just have to sit and label EVERYTHING!!!

What’s the state of your emotions? Are you singing the Hallelujah Chorus, or is it the first time your little one will be heading off to school and you are trying to keep it together? I am a mixed bag of emotions. I just can’t wait for my sweetheart to be back in school so I don’t have to set an agenda as soon as I open my eyes of what to do to keep her and my son entertained all day. My voice will also get a rest from constantly screaming at times too, let’s be honest.  “Please be careful with your brother, Settle down, please share, stop teasing your brother by putting the toys so high that he can’t reach them.” Yet, as I eagerly look forward to her returning to school, I know I will miss her, and so will her little brother.

Although I look forward to the start of the school year, I don’t always look forward to packed lunches. Actually, it’s not that bad. I just try to involve my daughter the night before to find out what she would like to have so I know she will eat something, and I won’t be worried all day wondering if she ate or if she starved.

For those of you with little ones starting Kindergarten for the first time and you just don’t want to let go yet; trust me, they will be OK! It might take a while to get adjusted for the both of you, or they may just surprise you and come running out after the first day saying it was a GREAT day!

The last few tips I would like to share with you to help get you set for the school year are:

1) Don’t stress about the lunches. When in doubt, wondering what they would eat, just pack lots of things you know they like. They will eat something! Easy on the sugar as you may be placed in the teacher’s bad books 😊.
2) Practice packing those lunches. Which container(s) works best for their little hands to open, and make sure it’s not too heavy for them to carry.
3) Label EVERYTHING!! Even the lids of containers and water bottles. I use Mabel’s Labels. They work well and they have different packages geared to get your ready for school.
4) Get those bedtime routines going. You don’t want a tired child especially since naps have been taken away.

As the Mom of two young girls this chance to review a baby gate was perfect timing for us. My girls are 4 and 1 and always on the move. My youngest daughter just started walking and we were in need of a gate at the bottom of our basement stairs to keep her from climbing while the kids were playing. I was excited to install and review the new Brica Baby Gate for Mommy Connections Durham.

Gate6The Brica Baby Gate comes quite organized in its packaging with all the pieces required for its installation and an instruction booklet. On the instruction book it provides an online video you can view to assist in the installation. We took out all the pieces and laid them out and looked through the instruction manual. From there we completed the gate installation step by step. From start to finish this gate took us just under two hours to install. We love the one touch gate opening as it makes it so easy to open and close and provides the safety we needed for our little ones. The look of the gate is quite modern so it fits in with our home décor.

We liked that during the gate installation there were minimal tools needed, only a drill and a screwdriver, and it Gate3included a mini wrench and allen key to assist in installation. The gate itself is quite sturdy and the instructions provide options to install your gate safely with or without wall studs. We had an uneven wall mount where the gate was to hinge and the gate provides screw out ends to adjust for a perfect fit to your space, which was a great help for anyone with uneven walls. We also liked the swing or non swing feature where you can adjust a piece of the hardware included to allow your gate to swing both ways or just one. This is a great safety option, for example, if you do not want it to swing over stairs.

Gate1We were disappointed that the instruction manual contained no written instructions just pictures listed under each of its 14 steps. This was probably our biggest challenge with this gate. We viewed the video as well but found some parts of the video explained the installation in different steps then the instruction manual did. We decided to use the instruction manual and do our best to make sense of the picture guidelines. It would have been much quicker if written instructions were included because each step we had to talk and discuss what we were seeing in the visual instructions and ensure we were understanding it correctly before completing each step. Once we got going it was quite straightforward.

We recommend the Brica Baby Gate for anyone looking for a sturdy, safe and modern gate for use at the top or bottom of stairs or doorway in your home.

First and foremost I would like to sincerely thank Summer Infant for the gift of the Wi-Fi home monitor. As I am back to work in a few short months, this monitor will come into perfect use – thank you!

1431115387690Setting up the monitor is extremely easy. From opening the box and getting out each piece to physically setting up the monitor for use. There are many benefits that I like about this monitor, including it being easy to move from one room to another, and the ability to move the camera’s line of vision in any direction with the hand-held piece. The screen resolution is amazing and the night vision is quite impressive. Although the instruction manual suggests charging the battery of the hand-held piece for several hours prior to the initial use (which I did), I like how the system comes ready to use with some battery life. With only 1 child at the moment, the dual screen option is not suited for me, however it is a feature I do anticipate using in the future. I am considering purchasing additional cameras so I don’t have to transport the camera around to different rooms or purchase several monitor systems. I greatly appreciate the safety features that have been considered in the manufacturing of the monitor. From the safety clips that easily attach to the wall and allows the cord to be easily placed in or taken out of the clips, to the light on the camera that works in accordance to the sound in the room.

While I am quite pleased with the overall product, there are some down-falls. The room temperature is a decent feature that is 1431115387861fairly accurate, though it is not completely necessary. In addition to the battery life only being decent, I don’t like how the picture goes out on the hand-held monitor after several minutes of inactivity. While it is good the lights indicating the sound continues to show and simply pressing the top button will get the picture back, I would still rather the picture remain on at all times, just for piece of mind. The most disappointing aspect about the product is that the application to allow me to see the camera outside of the home through a wi-fi network does not seem to work. While the set-up seems fairly easy up to the point I was at, the “camera did not find my home wi-fi network”. Unfortunately, I followed all the troubleshooting steps to no avail.

I am disappointed that the main aspect of this particular video monitor – being able to use wi-fi to see what’s happening from anywhere in the world – does not seem to work for me. Although there is always the concern of privacy issues with “hackers” finding means of witnessing events through the camera, I was really looking forward to using this featuring while out of the house. Although it is frustrating this amazing feature will be lost on me, I am overall very pleased with the baby monitor, as with the many other Summer products I own, primarily for its quality and easy installation.

On a closing note, I would like to once again thank Summer Infant for this great product!
